  • Your property, properly managed.

    Our Full Property Management service takes care of the day-to-day running of your property and tenancy, giving you a single point of contact and the reassurance that things are being dealt with promptly and professionally.

    TENANT COMMUNICATION

    Clear, responsive communication with tenants throughout the tenancy. We deal with everyday queries, tenancy matters and maintenance issues, giving your tenants a reliable point of contact.

    MAINTENANCE & REPAIRS

    We coordinate repairs, communicate with tenants and arrange suitable contractors to keep your property maintained.

    For routine repairs up to £250, we can normally instruct a suitable contractor without needing prior landlord approval.

    For larger works, we'll discuss the issue with you and obtain approval before proceeding wherever reasonably possible.

    COMPLIANCE

    We monitor important compliance information and renewal dates and help arrange the relevant checks and certificates.

    Depending on the property, this may include:

    Gas Safety Certificates
    EICRs
    EPCs
    Smoke and carbon monoxide alarms
    Fire safety requirements
    HMO licensing
    Legionella assessments
    Other property-specific requirements

    The landlord remains responsible for ensuring that their property meets all applicable legal and regulatory requirements, and for the cost of certificates, remedial works and other compliance requirements.

    ADMINISTRATION

    We keep property records, tenancy paperwork and important information organised, keeping you informed when something needs your attention.

    PROPERTY INSPECTIONS

    Routine inspections to check the condition of the property and identify any issues that need addressing.

    LANDLORD COMMUNICATION

    You'll have a direct point of contact and we'll keep you informed when something important needs your attention.

    OUR MANAGEMENT FEE

    9% + VAT of monthly rent

    £75 + VAT minimum monthly management fee

    6-month minimum initial management period

    At launch, rent is paid directly from the tenant to the landlord. Rent collection is not currently included within our standard management service.

  • Tenant find and letting, from marketing to move-in.

    If you don't need ongoing management, our Tenant Find & Letting service takes care of the process from marketing your property through to getting your new tenant moved in.

    Handling enquiries, answering questions and arranging next steps.

    Viewings
    Coordinating and conducting viewings with prospective tenants.

    Tenant referencing
    Carrying out appropriate referencing checks before a tenancy is agreed.

    Right to Rent checks
    Completing the required checks before move-in.

    Affordability checks
    Assessing whether the proposed tenancy is affordable for the applicant.

    Tenant selection & Landlord recommendation
    Providing you with the relevant information so you can make an informed decision about your tenant.

    Tenancy agreement & paperwork
    Preparing the tenancy documentation and getting everything ready for signing.

    Deposit administration
    Dealing with the relevant deposit arrangements.

    Move-in coordination
    Helping make sure everything is ready for a smooth start to the tenancy.

    TENANT FIND & LETTING

    60% + VAT of one month's rent

    This is a standalone service. Ongoing Full Property Management can be added if required.

    Whether you're preparing a property for a new tenancy, refreshing tired interiors or planning a larger improvement, we can help coordinate contractors, manage the process and keep the work moving.

    PROJECT SUPPORT CAN INCLUDE

    MAINTENANCE & LARGER WORKS
    Coordinating works that fall outside normal day-to-day maintenance.

    INTERIORS & REFRESHES
    Decorating, furnishing, styling and preparing a property between tenancies.

    REFURBISHMENTS
    Helping coordinate larger property improvements and multiple contractors.

    PROPERTY PREPARATION
    Getting a property ready for a new tenant or giving an existing property a considered refresh.

    Project work is agreed and priced separately depending on the scope of the work.
